Terms of Use

These terms govern your use of Rentbench. If you have questions, email privacy@rentbench.fyi. We describe how we handle personal data in our Privacy Policy.

Rentbench is free to use — there is nothing to buy, no account to create and no subscription.

1. What Rentbench is

Rentbench collects rents that tenants tell us they pay and decisions published on gov.uk by rent tribunals. We show them alongside Office for National Statistics (ONS) figures for the same area.

The site is intended to help you judge whether an asking rent or a proposed rent increase is reasonable.

2. What Rentbench is not

Not a valuation. Nothing on this site values a specific property. It is not a substitute for a surveyor, valuer or letting agent.

Not official statistics. The medians, quartiles and averages we calculate are our own. We label any ONS figure as such; everything else on the site is our own calculation and must not be described or cited as an official statistic.

Not legal, financial or professional advice. If you are challenging a rent increase, going to a tribunal, or deciding whether to sign an agreement, get advice from someone qualified to give it.

3. Accuracy of the data

We do not warrant that any information on this site — or any figure calculated from it — is accurate, complete or current.

Submitted rents are rounded into bands before publication, and every average on the site is calculated from those rounded figures, so treat all figures as indicative rather than exact.

Tribunal figures are read automatically from decisions published on gov.uk and are not rounded. Each entry links to the decision it came from — check the source if a figure matters to you.

You should not rely on any figure on this site as the sole basis for a decision that matters to you.

4. What the “Verified” badge means

The badge means we have checked a document the tenant sent us and are satisfied it matches the rent, address and start date they gave us. It does not confirm the property details or whether the tenancy is still ongoing.

We may carry out these checks manually or automatically.

5. Submitting a rent

By submitting a rent, you confirm that:

You keep any rights you hold in what you submit. You grant us a non-exclusive, worldwide, royalty-free licence to publish it and include it in our statistics. You can take your entry down at any time using your manage link, or email us at privacy@rentbench.fyi.

6. Acceptable use

You must not:

We may refuse to publish a submission, or remove one, if we think it’s wrong, made up, or breaks these terms; and we may block access.

7. Reusing our data

We claim database right in our collection of rent data. You may quote figures, cite us, link to the site, and use the data for your own research or when negotiating your own rent. Please do not extract the collection as a whole — see Acceptable Use above. Contact us if you’d like to use the data in a way not covered here.

8. Complaints and takedowns

If you’d like an entry removed — whether you submitted it, are named in a tribunal decision, or believe an entry about your own property is wrong — use your manage link if you have one, or email privacy@rentbench.fyi with enough detail for us to find it.

9. Availability and changes

We do not guarantee the site will always be available or will keep working as it does now. We may change or stop running it. If we change these terms, we will update this page and the date above; for a change affecting data you’ve already given us, we will ask rather than assume.

10. Liability

We are not liable for loss arising from your reliance on figures on this site — see Accuracy of the Data above, and check original sources or seek advice where it matters. We are not liable for content submitted by other users.

Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be excluded. If you are a consumer, your rights under the Consumer Rights Act 2015 are not affected by these terms.

11. Governing law

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you live in Scotland or Northern Ireland, you may bring proceedings in your own courts.
